D-Mannheim Glückstein-Quarters
Mannheim is the center of the metropolitan region framed by the Rhine and Neckar rivers. As the most important rail junction, with convenient connections to international airports in Frankfurt am Main and Stuttgart, the city is of great potential interest to investors, particularly in the district around Central Station. To the south of Central Station, where the inner-city meets the Lindenhof district, a site measuring approximately 24 hectares has become available. The area is composed of disused surfaces belonging to Deutsche Bahn AG and the John Deere Factory, as well as additional municipal properties. In fall of 2001, the city of Mannheim in collaboration with Vivico Real Estate GmbH and the team of Diringer & Scheidel Wohn- und Gewerbebau GmbH / FAY Grundstücks- Verwaltungs- & Finanzierungs KG announced the urban planning competition “A New Urban District in the Central Station Vicinity: Mannheim 21” for the architectural development of this site.

The stated objective was to initiate a lively new urban district, one accommodating service provision, offices, apartments, as well as cultural and other facilities and having a regional and national profile. In the course of the ensuing elaboration of an urbanistic site plan, the competition concept was deepened, and it became evident which uses and which mix of functions were feasible for the area. The development plan No. 43.19 “A New Urban District in the Central Station Vicinity: Mannheim 21” will ensure that the area’s urbanistic development is implemented in a way consistent with planning regulations.
